Tariff

Prices are per room and are inclusive of VAT.   Rates include a full Scottish Breakfast.

We will never ask for payment in advance via email or use online agents such as Booking (dot) com or Expedia etc.  With the exception of Airbnb, all our bookings are made direct through this website using the Book Online tool (Free to Book) or by contacting us direct.  We do not sell through any other websites.

Terms and conditions:

• A non-refundable 20% deposit is required on all single reservations in excess of £720 in 2026 and £740 in 2027.  This payment will be invoiced to the guest prior to arrival.  We will contact the booker prior to invoicing.  
• Check in time is 4.00 pm – 8.00 pm.  Late arrivals are at our discretion.
• Check out time is 10.00 am
• Credit/debit card details provided at the time of booking reserve rooms only.  Account is settled upon departure.  We do not accept payments via Paypal, cheque or money transfer.
• We operate a strict no smoking and no vaping policy inside the property
• Craiglinnhe House does not have family rooms and consequently we do not accommodate children 12 years old and under. Children 13 years and over are welcome but must occupy a room of their own at the appropriate rate.  Occupancy is strictly single or double occupancy and we reserve the right to cancel any reservation where occupancy exceeds this.  We do not have the capacity for additional beds or travel cots in our double occupancy rooms which would contravene our insurance liability.  Guests aged between 13-18 years of age cannot be left on the premises without adult supervision.
• In the event of a cancellation or curtailment of the original booking being made within 28 days of the arrival date, the total accommodation cost is chargeable unless we are able to re-reserve the room(s). 
• We recommend all our guests have appropriate travel insurance to cover curtailment or cancellation charges owing to transportation problems, weather and death or illness. Please click on our terms and conditions (pdf) for further information.
• One night bookings are subject to availability and by prior agreement.  Requests to curtail reservations to a one night stay may lead to cancellation of the entire booking.
• Group bookings of 4 rooms will require a deposit with full balance taken 4 weeks before arrival.

Please be aware of the following before booking:

As Craiglinnhe is not served by public transport, we would strongly advise that guests have their own transport to make the most of their stay.  Taxi services are rare within the region and are not readily available.

Craiglinnhe House is a licensed, characterful property perfect for couples and older children.  Owing to the age of the property there are aspects of the house – gaps in the banister for example and an open honesty bar – which would create health and safety concerns for guests travelling with young children, with this in mind, we have made the decision not to accept children under 13 years of age.
